Depends on When & Where you've bought.

Many years ago, Property was only a Necessity.
But it had eventually become a Commodity.
For making a Quick, Big Profit.

Just look at the Madness in HK.
Last Year, Property Price rose by over 30%!
That's an Average, meaning some could be..
Over 50% Rise...in a year!!

But of course, there was Big Loser too.
Dubai saw its Property Price dropped by...
40% last year!
No. 1 ....at the bottom!

This has shown that Property has 2 sides.
Make It or Break It.
Many became Millionaires in a short time...
In late 90s in UK, 2000s in US Property Market.
Many more now become Homeless in US & UK!!

1st Wave triggered off by US Property market.
2nd Wave is coming from...China's Property Market.
A Market where 2nd line cities rose by over 100%,
And Beijing's rose by almost 90% in a year!

What Goes Up will Come Down - Eventually.
Anyone saying that China could handle this,
Should ask themselves 1 question,

"US Economy is 8 times larger than China,
& still couldn't handle the Property crisis,
Why does anyone think China can?"

Two Great Firms.

My All Time, Life Time Favourite,

This time, I was frustrated by my HSBC..
UK & HK Premier Relationship Managers.
When me trying to get a Pre-approved Mortgage,
Intending to buy a UK home before landing.

Wrote to the CEO, HSBC Group.
In line with HSBC's Fine Tradition,
He personally wrote back.
Offering Apology, Reassurance & Solution.

Over the last 15 years,
I'd been frustrated by some HSBC frontliners.
But everytime I contacted its Senior Management,
They all PERSONALLY responded.

AGM HK spoke with me in 96.
CEO (Asia Pacific) wrote to me in 99.
Regional Manager visited my UK home in 01.
Chairman (Asia Pacific) wrote to me in 04.
CEO NZ spoke with me in 05.
CEO AUS invited me to his Sydney Office in 07.

Such Response from an International Giant,
Has NEVER been heard of!!

So, you now see why I'm a Die Hard Supporter,
Of the World's 3rd Largest Bank, HSBC!!!
Honest, Special, Brillant Corporation!

Another Great Firm is...
SHK.

I was booking one of its hotel.
And got misled by its website.

Sent an E Mail to the "Kwok's Brothers"
The GM of the Hotel, also VP Operations,
Immediately wrote back, made clarification,
Offered apology, updated its website &...
Made Gesture of Goodwill.
Which I'll pay back to its Staff Welfare Fund.

Survival

Had a 6-day holiday in Cairns lately.
Almost everyday was a rainy day.
Even Destiny has sheded tears for WWIII?

Almost everyone is trying their very best...
To survive the current WWIII Test.

Cairns.
Once a Tourist Hotspot.
People coming from all over the world.
Now has become worse.
So many empty stores/office up for lease.

A Middle aged Man,
Owning an Award Winning Restaurant,
Seen business dropping over last 2 years,
Decided to relocate to Survive.
He stated,
"Do nothing Now means Lose everything Later."
Change before being forced to change.

A Young officer at a hotel lobby,
In her final year of degree study,
Working on a hotel placement.
Would like to be a teacher in 5 years.
After gaining the needed real experience,
Then going back to classroom,
Teaching Mature students about Tourism.

In the current climax,
Not easy to find a decent job;
Worse to maintain business.
But, to avoid being the latest Victim
Of the Current Never Ending WWIII.

One has to have Visions.
Also, Plans.
And above all,
Must have Patience.

To Survive?
Or to be Wiped Out?

The choice is Yours.

Relocation

2002.
I was in HK after just left UK.
And on our way to NZ.

Had lunch with my Old Essex Uni mates.
One stated that,
"So, your profession now is...Relocation!"

Didn't really understand what he meant.
Now I know better.
After leaving NZ for OZ.
Now planning to "Relocate" back to UK.

Left UK because it was Expansive.
Searching for a better & cheaper place.
Enabling us to have 2nd child.

Ireland?
25% Richer due to exchange rate.
But further away from HK.

Canada?
250% Richer due to exchange rate.
But its office in London opened....
Only between 11-1400 hrs!
And only sent us a standard form.
Making us felt we're not so welcome!
Never sure how much one would score...
During Immigration Interview!

NZ?
340% Richer due to exchange rate.
Friendly phone call from Immigration.
Very clear about our score from the start!

The choice is Obvious.

9 Years on.
We're faced with another Choice.
And Family Business Dictates.
UK has never been so Attractive.

Business Wise.
UK has its Longest & Deepest Recession.
Was 1 Sterling Pounds = NZ$ 3.4 when we left.
Now 1 Sterling Pounds = NZ$ 2.2
So, We'll be 35% better off by returning UK.
UK house price dropped by 20% from its peak.
Great Busniess Opportunity due to Cheaper Cost.

Also, Education Wise.
My Elder Boy is accepted by a Top Grammar School.
6th out of 3,255 State Secondary Schools in England.

Other than actual Monetary "Gains",
There're also other types of "Gains".
Like Huge Savings in Private School Education Fee.
Massive Savings in Living Costs.
Better All Round Development & Career Opportunity.
